Steps to Buying a Property

There are many steps to purchasing a property. When you work with GNB Real Estate, we are with you through every step of the buying process to ensure you find the property that you’re looking for.

Before Your Search

Prior to starting your property search, it’s important to know how much you can afford to spend. Going through the pre-approval process with your financial lender will allow you to set parameters for your search. Pre-approval means:

  • You’ve completed a mortgage application
  • You’ve received your credit report
  • You’ve verified your employment, income and assets

Going through this process means both you and the seller know exactly how much you can afford and gives more credibility to your search process.

Searching for Your Property

For many, this is the fun part of the buying process. It’s important to know what you’re looking for in a property. What are your wants? What are your must-haves? GNB Real Estate works with you, listens to your needs and works tirelessly to find the perfect property for you and your family. The advantage to buying with GNB Real Estate Include:

  • Selection and choice — We have access to all listings in Central and Northeast Iowa.
  • Showings — We tour homes with you to provide guidance and knowledge about the home or property.
  • Know what you're signing — We will explain all documents so you can sign with confidence.

After Your Search- The Home Inspection

You’ve found the perfect property and your offer has been accepted. Now what?

It’s important that you know what you’re buying and to schedule a home inspection. A licensed inspector will conduct a thorough evaluation of the property and prepare a detailed report of their findings. Though it is not required, we recommend you be present during the inspection, as this allows you to better understand the inspector’s findings.

In Iowa, you have 10 days to complete your inspection and notify the seller of any findings you would like to see addressed.  Ultimately, it’s up to you to decide which inspector you’d like to use, but your GNB Real Estate agent can provide you with recommendations.
